Agreed, honestly this thing is a gift, seriously this is the last diversified reit that is this undervalued and I wont be missing the train. A run coupled with fomo is in its future. Even mr.un is at 6.41 right now.

Morguard owns the building and land so for properties in decline they can be rezoned/repurposed. This is not an uncommon practice for evolving cities and suburbs. After the 2008 financial crash where many car dealerships shuttered, the land was rezoned residential for townhomes and condo developments. Agree flamingo, this is real estate, the best parts about real estate is its flexibility and the fact that it cant be manufactured, what's there is there and where I live there has been some fantastic condos built on old commercial properties and they look great.
