I set my expectations super low
$4.5 with a 8% yield when its all said and done. I am looking to DRIP for 3 years and accumulate 25k shares in the $4's. If one day this pops back to $6+ then at least I wont puke when I look into my account.
FYI at 4.5 that's almost 1.5billion off their stated NAV. I would have to think a vulture will come after this any lower

I am going to buy 100k b/w 4- 4.5 cheaper to buy this for me than hassle of investing in RE. I got my 10 yr bonus( 1 month salary bonus for each year of service) last month for rural service in Thompson and the 425k can be put to good use here . Waiting for that drop

Yield is 8% to 9% between 4 and 4.5... not sure you'll get that high with assurance of no dividend cut through 2024 modeling. 4.5ish should be bottom based around 10x to 11x affo.

set them at $3 in the last couple of weeks of December tax loss selling, again too bad they waited about 2 years to long to do what everyone else seemed to know what had to be done
