Under valued here at $8.50.

I called investor relation NAV is net of dividend this month.  That is after paying 41 cents in dividend(prefered and class a).  Also note as of 13th my guestimate is it has added atleast another 30 cents since all canadian banks have gone up.  My estimate as of today NAV is atleat $9:60. Big discount to current market price of $8.70
