think i'm neutral.. goood to see nice payout ratios. The ffo went up a bit but affo went down huge :)

it was a good quarter. the impact of the income properties fom the development side contributing to the NOI y-o-y. several new properties into last week came online. that will impact results for the rest of the year more so than 1H. affo varies by the quarters. plaza going back above $5. selling oldest worst assets at cap rates much lower than overall portfolio cap valuation.

Back above $5? At this point, I would be happy with above $4 lol
