Justification of Target Price
We derive our $6.50 target price (previously $7.00) by applying a 15.0x15.5x multiple to our 2024E AFFO (previously 16.0x16.5x). Our target price is 7% below our $7.00 NAV/unit estimate.
Key Risks to Target Price Company-specific risks include exposure to smaller business tenants; an elevated payout ratio; geographic concentration; reliance on acquisitions for growth; and ownership of units by Bragg Group (~19%), which gives it significant influence over the REIT. Other key risks to target price include local real-estate markets; competitive supply; demand swings; general economic conditions; interest-rate fluctuations; potential inability to lease-up properties; general tenant credit risk; loss of key management personnel; and cost pressure.

Keep shorting it and bring it down so that I can add more each month. With 8%+ dividend and 100% Return of Capital, this is like more than 12% savings account dividend.
