Dividend cut necessary
With AFFO around 100% they need to sell more properties to pay down
floating debt and cut distribution to be protected from distressed selling next year.

Be careful.Don't catch the falling knife,in this environment low quality REIT with some debt problem will be first victim .They already cut distribution in 2020, never increase it and AFFO always around 100%,but using depreciation of property they can show payout less 100%.Growth using debt and issuing shares now is gone.

From last TD report We believe a higher for longer interest rate scenario will focus more attention on balance sheets, and have accordingly adjusted some target prices downward Low quality small REIT with AFFO payout around 100% and elevated debt will need to preserve cash and cut distribution for fortified balance sheet.
