Takeout price

Cause Collingwood owns 20% its not unfathomable they take us out but wouldn't say that's base case, but the poster below speculates. What would you say is a fair offer for this reit? 6.75?

 Industrial real estate is in high demand and the NAV at 31 Dec 2023 was $8.24 per unit. Why would you sell your properties below NAV, it's not like they have a massive court judgment they are appealling. While Colligwood owns 20% of PRV, Crestpoint Rea Estate Investments has a 50% interest in 42 properties in Nova Scotia more specifically the Burnside Industrial Park. I wonder if ...more

Well if big money believes a 8 nav could offer 7 something and get it.  That's how these work.  Big premium to trading price

As I mentioned, the market for this type of light industrial real estate is pretty hot right now. I am of the belifef that PRV is not actively looking to sell so any scenario I offer would be on the assumption there is a motivated buyer. Perhaps an offer of mid $7 might be made but pretty sure that would only trigger a bidding war up close to $9.  It's not very often a parcel of ...more

I inbk the originators of this reit are motivated foir an exit....it's been quite a while since theyn put it all togeherr and they're not spring chickens. It went public years ago via Canaccord and had a very similar structure to a similar deal that I was involved in and the debentures told the tale and in MHO the same thing will happen here. Insiders including ceo bought in fall. Collingwood sold in fall.  I think it would be total l blackout if deal was in discussions
