Jenny Ma is a retard. She covered Northview when I owned it and she gave it a cr@p rating. B!tch, the stock went from $18 to $36.25 for me while I collected 5 years worth of tax-advantaged distributions.

Jenny Ma had no way to know that Starlight would  place a crazy high offer for NVU.  It was a shot out  of the blue. I have no basis to assess her mat

The stock was already in the high 20's before that happened. And now with apartment buildings in GTA selling at below 2 cap, that "crazy high offer" is now a bargain basement price.

About 40% of their properties were in Ontario. In fact, I owned NVU when it was a company called True North Apartment REIT (TN.UN) that got bought out my NPR.UN which became NVU.UN. TN.UN owned properties 100% in Ontario.

Yes. Toronto is a part of Ontario. Still a cap rate in downtown Toronto does not translate  into a similar cap rate elsewhere in the province. mat
