Interest Rates going up.   Millions in Debt refinancing to do. Revenues and income are Flat.    No Growth.  No chance of Div increase.

I seriously doubt anyone involved would have been expecting a dist increase;; There debt ratio to value is normal ;; revenues are flat and assume they stay that way unless they buy more propertys
