buying back shares at these levels make a lot more sense,   if they do bring back the divy in march, they shou;d keep it low, (4%) use some of the difference to keep buying back...

so what's the point of being invested in this shhit company in a sector that is dying, that doesn't pay dividends and 'could maybe' next March pay 4%? When are are plenty of other great profitable companies out there that pay much higher dividends? What is wrong with people.

another 4 months of buying should knock the float down to 14M units. That would make it 2M units cancelled since they started these buybacks. Thats huge.  Even if they reinstate a $1 div, there is still AFFO room to keep buying units as well. That $2M savings/yr could go to capital improvements to maintain high occupancy. Not many companies want to leave if they see the landlord renovating ...more
