I must say - the tone on this board has changed some -- which is wonderful given what many of us have been through over the years.

I couldn't help but laugh a bit -- all the people looking for investment advice and direction...

Hey - I've got a great tip....all you got to do is back up the truck, buy x, y or z....wait 7-10 years and watch as the stock goes up up up and then down down down and then sideways for years....and in year 7-10 it breaks out to the upside and it feels so damn good.  Only issue are the ulcers and sleepless nights for the past 7-10 years. Lol

Not sure anyone should be taking advice from us gluttons for punishment ;)

Anyways -- those who know, know. I am truly thrilled for us all -- we certainly deserve it!

Must say that after nearly 14 years here.....it's about time that we are going north ! was present at many AGM where there was nothing nothing nothing going on.......but kept the marbles in CRE. Patience is a virtue that I didn't know I had so deply.
