The big elephant in the room

Are the large institutional real estate companies that face the risk of a similar Silicon Valley bank crisis where investors withdraw their money in droves. There has never been a time in history where these institutional investors own more of our real estate than today. 


There are 2 main risks facing the housing market:


1) The job market and its impact on the typical family home 

2) If institional investors start selling for redemption purposes. 


In both scenarios, inventory would rise and there would be further downward pressure on prices. Things could get ugly if scenario 2 plays out. 


What do you guys think?

We need fresh supply, currently people aren't moving out, because of the lock-in on low rates and uncertainty of the job market. If there's a "bank run" on mortgages, forclosures could rise, and this would be good for UI. Sure realtors need to make money too, to pay UI, so there needs to be some buyers. Also keep in mind that the "collateral" of mortgages will go down ...more

Hello Torontojay, please...can't you understand that UI is benefiting when real estate prices are down? Its main business is new listings. So if prices are down, then it's a sellers market. Buyers's market=more marketing efforts needed to sell = more revenus for UI There must be a reason that nobody comment on all of your post. It's because they are irrelevant. Are you serious? Prices are down in both Canada and the US but where are the new listings? Your argument is weak. Nobody wants to list their home and trade a 3% mortgage for a 6.5% mortgage.  The reason nobody is responding to my posts is because I'm not following their narrative and that bothers them. Besides, how many investors are actually following Urbanimmersive anyway?   ...more
