the compnay seems to be picking up momentum with jv,ing properties. I beleive this is a sign the Yale has the team to find projects that others want to partner. The project generator model will eventually pay off!

I think you might be right.  The  Chart is starting to look really good.I look forward to the future here.  Probably sooner than later by the looks of it.
