In the City of Vancouver there are only certain Green Zones which you can open dispensaries in. They are all occupied by previous municipal licensed grey area medical dispensaries. So in Vancouver it is impossible to get into a new lease in a green zone that isnt already taken by an existing previous dispensary. The rules are you must be in the appropriate green zones, then 300m from another dispensary or school. So if anyone wants to enter Vancouver and receive the proper municipal approvals, they MUST buy an existing green zone. Its the only way to get it. Doesnt matter if you are Canopy or Shoppers. The city has laid out the zoning and the green zones are all taken. So you must either buy your way into the market, or hope that someone shuts down, gives up their green zone for free, then you have a lease in place already to take that green zone from them. This requires a lease secured in each and every green zone and hoping that someone will drop the ball and you sneak in, which doesnt make sense. Where the value is in this acquisition, would be the lease, greenzone, development permit, and previous client database. You will note that its $7.5 million, but $1.5 million cash and $6 million in stock. All subject to milestones and licensing. Remember these existing dispensaries are well known and once open will have robust sales
