That is EXACTLY the kind of statement &  thinking that worries me about MNR. TRUST ME - if Peter really thinks that he is in a position to play hardball with potential JV partners, all of us will be in for a very rude awakening. My gut feeling is that Mr. Guest isn't content with middle ground. I'm not saying that he should roll-over either, everybody wants to see the best possible outcome for MNR, but too many deals fall apart due to overconfidence. If the "someone"  who has already "stepped up" gets cold feet, all other potential suitors will really scrutinize MNR's position and Mr. Guest's expectations. That in it self would negatively impact MNR's ability to put a good deal together.
