With respect to your paid to wait comment - I view my payment to wait as AFFO/invested capital. It's a VERY healthy % for my REIT portfolio. It's important to remember, cash distributions draw from the Trust's free cash flow... therefore, I look at AFFO yield and not distribution yield. Distribution is desretionary and given provide insight on Managment's outlook of the future... BUT free cash flow is reality...
