Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

RE:ARTIS NCIBIf the maximum number of shares has been repurchased, then the NCIB is complete and it is time for renewal.  No need to wait for Christmas to roll around.  At least this is my understanding.  I have seen other companies apply for and receive early renewal of NCIBs.

Artis management are smart enough to know this.  The only sensible explanation is that they are planning a SIB in the coming weeks, and don't want to drive the share price up beforehand.  

If they were to waste the opportunity to repurchase over the next couple months, I would have second thoughts about Artis.
