Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

TORP

TORPArtis need to create a "toxic office relief program" get the office assets to a holding company.

Instead of spinning just office into another public reit, what about if these assets are taken private for $5/share ~500m cost and then sat on with good cash flow of 9% for the private entity and ability to sell them off higher.

Now artis is a ~2B market cap REIT worth $11 as "NAV" that is just industrial/retail and a better balance sheet.

Basicaly what I proposed before instead of selling office to another party it would be the portion taken private only
