Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

I get a T3 not a T5013 as I am in Canada, only get a T5013 from limite partnerships not a reit.

Only time we have cash flow issue as a canadian tax payer was ax and hr sold properties and had to make a year end distribution to cover capital gains. The capital gains reduce the ACB. The remaining distribution be it return of capital, other income, foreign dividends, etc is taxable or not depending on the allocation.

We do pay the reits tax, but rarely is it anywhere near the payout.

Not true that a reit distribution is actually a reduction in the ACB, sometimes it is, sometimes it is not. The distribution could be fully taxable is the allocation is foreign dividends, interest income or other income, all of whici are taxable at your marginal tax rate.

There are some reits which are 100 % ROC which means you pay no current tax and is a recuction in your ACB but tax is not paid until the reit is sold.
