Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

The dislocation between public and private valuations is remarkable. I believe monetizing this disconnect is the path to profitability for Samir and Sandpiper. I think they realized this some time ago, and tomorrow is the moment they unveil the plan (what they have executed on thus far). I'm sure Samir will keep whatever cards unplayed pressed to his chest.

As I have said - a SIB is accretive to earnings, cashflow, NAV, AFFO, FFO, etc... I think we sell assets, pay down debt, buyback units, and ultimately do what Samir has telegraphed with Cominar - sell it ALL but for the gems - then I imagine we auction the portfolio of gems to the highest bidder.

Tomorrow we find out if I'm as crazy as ol Snakey.
