BTB Real Estate Investment Trust > Are distributions 100% ROC

Are distributions 100% ROC

I do own multiple REIT, Close End funds and ETF. My understanding is that  BTB is deferred tax so ROC. If right, not the best to own in Non-Reg account. The price seems same level than 1 year ago which would mean that 50% of distribution would be taxable and net return would then be roughly 5% since not much share price appreciation. Much better to put in TFSA or RRSP.

Was thinking to buy some in Non-Reg account but maybe not the best. Long time investors feel free to provide your input.

reits are all roc except when the fund makes a sale during the year  that triggers a gain then that portion is a taxable CG;; once you receive your original investment back then the dist is a 100% taxed as Capital gain;;

The choice between RRSP and a non registered account really depends on the individual tax situation. Capital gains in a non registered account are subject to the inclusion rate(currently 50%) so half of the gain is taxed at your marginal tax rate. In your RRSP 100% of the capital gains are taxable at your marginal tax rate at withdrawl.  For me personally, the marginal tax rate in ...more

Thanks for your reply rabnud. I checked all my other REIT and you are right DIR,  APR and NXR are all ROC or with small portion other revenu or cap.gain. Since these are all in TFSA and RRSP I don't get any T3 T5.  I only have 1 in Non Reg ( CSH ) and it gives less than 5% of dist. as Divivend.  So for all REITs pretty much ROC. I do like the 7% ROC of BTB except not sure  ...more

I would suggest that part of the reason is that the distribution was cut by close to 30% and has yet to be reinstated to previous level. Also investor sentiment towards the amount of retail properties iin the portfolio.

BTB  just did a offering at 4.20  it had been at 4.35  overall pretty stable   but (eg) similar reit TNT goes up and down dramatically  I was up 6K on TNT  and now down 6K  it seems to trade like gold or oil stock these days;; had  a flat just released financial which hurt it;;

I would reccomend caution in the simple comparison of various REITs as market sentiment can differ significantly between diversified REITs (BTB) and industrial REITs (DIR, NXR) and pure play office REITs (TNT).
Comment by rabnud on Apr 04, 2022 11:56am
TNT and BTB are both commercial reits  ;;;;;

SOT is also comparable and its flying high ;;;;
Comment by bcsc on Apr 04, 2022 6:46pm
Less than 50% of BTBs leasable area is office properties so I do not consider it comparable to SOT and TNT which are pure play office REITs (actually SOT has one Walmart retail property in it's portfolio I believe). As for SOT flying high, as I shareholder I am pained to disagree since we are down from recent highs and are down consderably from pre-pandemic values.

well to me all 3 are comparable I only bought sot  several months ago and doing well btb doing very  good  tnt  not good  bought too much tnt  as it was a strong reit awhile back  however even if it stayed as now I would be back even money wise in 3 months

CBRE's Q1/22 ststistics shows that National Office vacancy rates continue to increase while industrial property vacancy rates continue to decrease.  I have a much smaller holding of SOT, which I have held for about a year. I have much larger holdings of BTB and TNT that I have held for numeroud years. I am not a fan of SOT management and will not hesitate to sell, but am still holding ...more
