RE:RE:RE:RE:Finally......I believe if all of CAR.UN's assests were sold on the open market today at their fair current market values, CAR.UN would produce a cash sum per unit signfiicantly higher than it's current unit price. 

CAR.UN appearsw conservative in its payout ratio because they are looking for (and have recently purchased) new additions to the portfolio. Yes, it (along with most other Canadian Apartment REITs) offer lower distribution yields than in other sectors, but I consider Residential REITs safer than many of the retail and/or office / commercial REITs that are playing higher yields and are taking about converting some of their properties into mixed-use or pure reseidential - this transition would cost a lot of money, so how are they going to finance such a transition in a rising interest rate environment while still paying generous distributions.....? I consider that risky.
