Are pipelines easy or hard to build in North America? I'd say really hard to build.
Are lots of new pipelines in the process of being built in North America? Rather scarce.
Is fossil fuel going anywhere? Nope, plus there is no clear policy/infrastructure even in design stages to replace fossil fuel.
You are paid to wait. 10y down the line, your stock will double in value even at zero appreciation due to the dividend.
Be patient you will reap the rewards.
