Shareholders might as well quit talking about the real estate value since it's already reflected in the current stock price. There will never be a sale to unlock value as long as the retail stores continue to lose money as they can't afford to pay rent to a new owner. The only solution for HBC is to close the retail stores and sell the land and buildings and pray they can raise enough money to cover the outstanding debt.
