It's 30% debt if you actually think the malls are worth what they say they are. IMHO, I'd say it's actually closer to 50-60% debt...which is why H&R didn't sell them off one by one like they are with so many other assets. Their actions speak very loudly.
I think the malls have good "hidden" value in that the land and space is worth a fair bit for redeployment (like multi residential).
