Stupid crazy mispricing. I hope everyone sells their PMZ so I can get more at this ridiculous price Monday.

I agree. After the exiters from HR get out we'll move up to $15's or so, then we'll see what happens with the broader sector.

PMZ at around 6% yield (at $13.25) on 29% debt and less than 50% FFO payout ratio isn't enough?

No, I can make a higher dividend elsewhere. The real kicker for malls is the long term ability raise their distribution is limited. Sure PMZ has an 50% FFO now, but once the post COVID shopping spree is over there will be a return to the long term year over year reduced foot traffic and declines in same store profit margins. I see no evidence to prove the contrary, but I am always open to it if ...more

Sentinment around shopping malls is what you described hence it was holding HR back.  The beauty of the spin off is they made it with 29% debt and 50% payout, which makes it a stable income stream even if FFO gets worse and payout ratio creeps up to 80%.   A cut is likely not going to happen in the next 5-8 years, and developments can help it grow.  Bottom line is if management ...more

I am of exactly the same view. May be some money to tbe made shortterm trading PMZ swings but longterm, no bwoano
