The Rules Don't Change

It does zero good to whine and cry, it will not change the imutable fact that REITS have never done well in high or rising interest rate environments. NAV has NOTING to do with the share price of REITs, never hasnever will, it is just a correlated indicator. Dividend strea, market direction and interest rates determines what REITs sell for. The economic reasons are clear and easy to read for why we are here right now. I sold almost all of my REITS when interest rates started going up. If you didn't, then you are going to need to sit on them for quite a while before they are going to get back to their recent highs, let alone historic highs. You have to decide if you are going to sell and re-invest in something else, or ride it out and collect the dividends, but constantly whinging about it gets really tired. Time to put the big boy pants on and decide if you are a long term holder or not.

I reiterate what I said ealier, depsite the strong performance, which I had fully expected, this stock is NOT going to the moon any time soon. It also has a dividend yield that is on the low side, so even yield is not the best arguement for holding REITs right now, let alone this one. It continues to trade at half of NAV, as it has for a very long time. Stripping out PMZs assts has NOT improved ...more

You sound disappointed.  For sure performance over 3 years has been terrible. I would say that a 9% yield, while possible, would be unwise. Firstly the yield woud not happen because the share price would rise. This short term rise would be offset by the drop in NAV. I agree entirely that a solid business selling at half NAV is absurd. I know how yeild, share price, NAV etc work, been at this a very long time, but thanks for the very basic 101 level investing explanation. Nothing you said changes the current situation. All the moves they have made to date have not changed the outcome. You are free to believe the story management is pedalling, I base my decisions off the actual results achieved. You can disagree all you like. If you bought HR anytime after 2012, you are still under water. Zero SP growth. Only exception is if you picked up shares in the Big Feb 2020 downdraft and even then, if you weren't in by Nov 2020, you are still underwater. "Underlying value" that is never reflected in the share price is not a compelling arguement to base investments on. Take a look at ...more

So you wish to politely school me on underlying value being opprtunity. May I be so bold as to remind you about SNS, which you bought north of 40 cents, now trades at 5 cents and has not been above 10 cents in the last two or three years. The only other stock that I see you having posted extensively on, outside of HR and PMZ. Not sure how many years you are prrepared to wait for a return but I ...more

You faltter me. Yes, I am a big fan of energy, which has worked out very well this year - specifically the XLE and SNS. Similar to H&R, I hold and continue to buy SNS as I believe it is undervalued.  Because I like these assets, I go overweight from time to time and scalp profits when the oppertunity arises.
