We are all influenced by our experience with respect to our outlook
for any company.

My own experience

**.  $30,000 (just for illustration) is now worth $80,000 during the last 30 months.  
    The current value is derived from
       Unit price gain
       Primarus spinout which I still have
       reinvested distributions

** My outlook over the next 4 years
    $80,000 will become $160,000 ++ (a double+)
    Including reinvested distributions
   basis is that we will mostly be.....
       Apartments mostly in USA. 75% of NAV
       Industrial mostly in Canada 25% of NAV
   The above assets will be worth $24+
 
There will be other  notable assets
  Option to buy back the BOW and other Bell properties in GTA
  remnant retail and office properties
  development assets

Hi Mat, I like your analysis and share your optimism for HR. It is one of my two largest REIT holdings and a keeper for sure! Curious what your thoughts on Artis REIT are?  Thanks for sharing.
