Selling

Pains me to sell this to reduce leverage but HR is now 100% of my real estate portfolio... selling from 12.51 all the way up - 3% of total units per resistence level (already close Riocan position - last tranche @21.49). Agreesively taking profit and paying down debt for the fourth time this year... this has allowed me to turn the leverage back up every bottom. It has worked out nicely. My conservative nature would rather realize gains and reduce risk by paying debt that's at prime - 5.95% plus I expect another 25-50 bps in December. Anybody else own this or other REITs with some leverage?

Your blog is not very clear to me. HR is now 100% of your real estate portfoilio.? HR is my favourite too. I foresee it double by December 2026 including reinvested distributions. That is why I am not selling mar

Yes, H&R is 100% of my real estate portfolio, which is levered (because I already sold all the riocan, smart and pmz i bought at this cycle's low for a tidy gain). Therefore, in order for me to unwind leverage, I must sell H&R as it is the only levered asset left for me to sell. Hello Mat. I really hope that your optimism is based on reliable information. I had HR (as well as REI) for years. I bought them while I kept on purchasing Dream reits for about six years, which when was bought out, I felt like winning the lottery. CRA was quite happy to collect $. I was thinking about Artis for a while, but never took the plunge. Since I paid $15 +/- for HR, I wasn't ...more

Hi bttmfischer: Like you I bought into HR.un some years ago (2013 in my case) and have an ACB of $14.35 ... so I think that I will also hold off on the celebrating for a while too. Here's to hoping that Mat's optistic scenario will come true! Cheers!
