Will cur. shareholders will receive shares in IPO?

Wondering if current shareholders will receive shares in the IPO / new co.?

You will own it I ndirectly as you own H&R, which will own roughly 40% of the REDT. You will also indirectly own the option to buy the developed properties once they are leased up.

Mart: As they explained it ... this is not a spin-off ... like they did with Primaris (PMZ.un) ... in which assets were devolved to the new entity and unitholders received units of the new REIT. In this case, this will be a stand-alone development LP ... and HR.un will hold significant units. The units up for market via the IPO have not presumably been priced yet ... cuz no details were given re ...more

They need money and found cheapest way for funding. It is called financial engineering , usually no benefit for shareholders , but less stress  for banks, because D/GBV will be same or less and they will get money. I'm not big fun this way of funding, on paper will be everythig good and management will get bonuses and restricted shares .They need to simplify this structure, pay down ...more

The issue with selling assets and paying down debt is that it aggressively shrinks the balance sheet. Assuming a debt to total asset ratio of 50%, we need to deploy 50% of proceeds on disposition from the sale of non-core assets to developments or acquisitions in order to maintain the size and scale of the business.
