now  trading at  about  one fifth  of  NAV       what  gives?   seems  very odd  even if NAV  optimisitc   seems  unusual

Not to worry, at the average volume levels, just retailers getting scared shatless.  Picking up at these levels,  about 24% of NAV.  Easy pickins.
