Payout ratio is near 100% due to timing issues.  There is a property in BC that wont start receiving rental income until Q4 and other properties that were purchased where rents have not started ...more

DIR is a tough comparable with as NXR is Canada and DIR has more of a Europe focused. DIR also has a larger portion of debt as fixed or hedged.  Interest rates being elevated don't help ...more
