Is NXR believing their own hype

NXR made huge pricing strides during the past year which may have resulted in management perhaps pushing the envelope. Without too much fanfare I suggest two specific issues;-

A) going to the well too often with new issues in August and November.
B) aggressive buying to move towards a pure industrial play might of resulted in overpaying for newer blue chip industrial facilities.

I would like to hear some opinions on this subject( hopefully proving me wrong)

Yup. I hear you. You're preaching to the choir. But hey! It's up 14 cents....Time for another equity blast? I've been in this for 30 years. I've never seen  back to back issues of this magnitude

Just a couple thoughts for your consideration. Overpaying for properties would directly result in a lower NAV per unit I would think? From Sept 30 2020 to Sept 30 2021 the NAV went from $9.83 to $11.50. An increase of 17½%. For most of the acquisitions they indicated that they were off market deals suggesting a below market purchase price? Also at the same time the debt level went down to 36 ...more
