After the NCIB is fulfilled and the six month threshold has passed, I would be very happy with a 5 cent monthly distrubition per unit (roughly 8 % or 9% yield). Current AFFO post-reverse split is 63,25 $/unit. This would signify a roughly 25% payout ratio. They could start using the other 75% of the AFFO to pay off debt and acquire new properties to generate future revenues.

Maybe but at some point most ACB is $3-6 so having a $2 unit price which would have been a 75% slash since the top is not a recovery.  they are going to need to ultimately find a way to reinstate a low dividend then try to increase it quarter over quarter particularly if rates go back down
