Personally I don't believe a valuation based on acerage is better then units. The reason behind this is threefold because the cost to build multi units is much cheaper then single family units. The second reason is because the more densification per acre increases profit margin.
The third reason is because the profitability per square foot ($309) is higher then ($270) for single family units.
This would be the reason GRB increased the densification from (688) units to (995) units on the same acreage.
