Hey Rat  I think Mid-upper real estate will correc 15-25%.   Lower tier real estate will be stable or increase 5-10% due to a lot of people scalling back and downsizing.

Rats exact reason why I have /was promoting the VIX at around $20. This market demanded at least a 20% cover of your investment at around that price. Sadly you dont have that tool for property ,but in property you have time In time property gives you equity and the opportunity to leverage, especially if you get to the freehold stage.
