1 more thing, the dividend is tax efficient  For 2022 ...... $1.56 in distributions 66.5% was "Eligible Dividends" 33.5% was ROC (Return Of Capital) ROC isn't taxed but ...more

It's about as safe as they come IMO  The dividend was raised from $.10 to $.13 in May of 2019 They have never missed a monthly dividend even though Covid
