I have been interested in ERE ever since I purchases units in CAR and HOM about 18 months ago as I like Canadian-based REITs that invest in residential properties outside Canada. However, since CAR owns a big chunk of ERE, I figured some European exposure was already built-in if one purchased CAR units, but of course, ERE doesn't represent a huge chunk of CAR's total property ownership, so you obviously get more European (Netherlands) exposure by investing in ERE vs. CAR alone.

I checked the recent inflation numbers for the Netherlands, and similar to Canada and the USA, they also seem to be hitting the 8% to 10% range.

Conversely, I believe interest rates in the Netherlands are set by the European Central Bank. and they are currently much lower than the BOC and FED rates, so a definite advantage there right now.

One question for you if you don't mind:

Is ERE internally managed or does it pay management fees to CAR? I prefer internally-managed REITs so as not to be at the mercy of another entity for management services, fee increases, etc., though I guess if you own both REITs you win either way. ;-)
