Immediately after the payment of the CAPREIT Special Distribution, the issued and outstanding Units of CAPREIT will be consolidated such that the aggregate number of issued and outstanding Units will be the same as immediately before the CAPREIT Special Distribution.
This is happening because the tax liability must be passed on to the unitholders. They have chosen the non-cash route to maintain the cash on the balance sheet rather than pay it out. Anybody holding in a taxable account (non-registered) will receive a T3 which will include the non-cash amount.
Holders should maintain a record to avoid double taxation as any future capital gain should reflect the higher ACB.
