PULLBACK IS PERFECT OPPORTUNITY

For them to announce a tender auction at $16.20 for 20% of the float, if it's oversubscribed they should get HOOPP to pick up the extra amount.  It likely won't be and set a floor.  ...more

FFO around 33 cents as per last financials

They need to get it around 40 cents for SP to go up to $15-16 and stay there.  Artis also has a ~33 cent FFO and it trades at $13.40

To keep things round and simple, 10 million shares cancelled at $15 average wil increase debt by ~5% and NAV by $1.5.  The thing is cancelling 10 million shares at current pace will take 2 years. ...more
