PMZ trades at the cheapest multiple

Even Slate Office, a pure office reit with 60% debt trades at a higher.   The market is mispricing this by a landslide.

Further deteoration of the stock market will strengthen the bond market.   Major asset classes such as REITS ,CRYPTO and TECH are NEGATIVE 20% this year.  One/Two more hike from the fed ...more

They have the balance sheet to do it, increase debt from 28% to 35%.   Buy back 15% of the float in one shot.

Initially I expected some price discovery, and HR holders not wanting a pure mall play, so I was fine with some volatility and the opportunity to load up in $13.xx and $12 for a bit.  But now ...more

Avery seems to be fine as he is also buying shares. Rags, the CFO needs to be replaced. Rags does not even know how share buybacks work.

Please vote against management.  The management is buying back very few shares compared with hr.un. We need new management that takes care of sharholders.

The dividend minus interest expense may not be very lucrative but most of these REITS CAN actually pay almost 2x the dividend from AFFO so they are being conservative.  Easily can bump dividends ...more
