Sept qtr AFFO
With recent price decline I revisited Q3 possibility. I still believe that AFFO itself should increase but only about 7%. Very roughly, they have the stabilization and rent revenue increases

I thought the new Vaughan and Barrington income and that Q4 additional income would mean lower payout ratio BUT, with the latest Unit issue you will find that it does NOT move the needle from the 9c

It had a 48.8% debt to GBV for the last 2 qtr ends. That should decrease with the rounds of unit issuance they have had to pay off the bank debt from the Fedex'x Vaughan property development

Buy back 1.1M and issue 29.7M (bought deal) units. Perhaps just enough in buy back to satisfy option awards and Steve Evans $800 000 valuable player massage. Another useless metric.

None of the proceeds are for a buyback. Wot!! Issue extra units to buy back at a higher price...remember the net proceeds to AAR were about $4.80 per unit!!! They tell you they are paying out RBC

At last able to get to AAR.UN on SH!!
Wanted to say that nearly $9MM annual addition of NEWrevs with the stabilization, mainly from those two Fedex propertiers from May on, plus the new REIT indexing to come, show AAR in a new light. GLA
