Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. RE:RE:RE:Don't worry about Q1Maybe their financing discussions went south or they actually saw the hard numbers their finance team put together as the quarter wrapped up and decided it looked  "disappointing" as you said...

I generally agree that there should have been no material developments this past week for Manji to change course, but that is exaclty what happened first week of January....NCIB stopped, insider purchased stopped...sure enough by after earnings unit price was already down to $8.50 from $9.50
