Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

3 or 4 party consortium

3 or 4 party consortium Makes sense whoever wants to be involved in a privatization will go to 10 to 20m shares at 6 to 7 bucks,   then a buyout would only need to buyout between 30 and 50m shares and can be funded from asset sales...300 to 500m.  Much more manageable with 4 parties, but even 3 is doable.

Would be hard for these big entities like Joyce or edgepoint to ever sell their stake on the open market.

Iris is a good structure to funnel liquidity out.

This does seem like the most likely outcome.  But will they lowball us.
