I appreciate your thoughts.

Personally, I believe supply and demand for office will balance out. Developments are drying up and new developments don't pencil. Exiesting supply is shrinking as some properties are being converted to residential - and I've even seen industrial. I would refer to H&R as an example of this. In the meantime, quality office assets continue to get leased up. At these lease rates, implied valuations stretch as high as double digit cap rates in the public market per my calculation.

Everything is a risk calculation and for me the risk is more than baked into the price. Of course - time will tell. Just my 2 cents.
