Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

You own the commons and prefs, and yet you are not a fan? Sell it and buy something you like?

I don't understand people's fixation with investing in things they don't understand and/or like simply because they have an exiesting position. I don't think tax is an issue here. Perhaps time to move on from the commons? Feed the NCIB. Swap for prefs or rotate into a REIT you like and feel more comfortable with.

Artis certainly isn't for everyone, and certainly doesn't behave like other REITs from a management perspective (as you duly note we have a *perpetual* fee to Sandpiper for investments made and held by Artis).

Lots of moving parts, completely dependant on Samir's ability to execute, and everything is covered in a shroud of secrecy. There have been MANY moments where I have been frustrated and confused by managment. I think the way you feel is perfectly understandable.

US exposure on the cusp of monetary policy divergence between US and Canada cannot be overstated. Certainly a positive at the moment imho.
