DREAM OFFICEIf artis gets lots of shares down here and takes it private with cooper, perhaps they can bump up their NAV, but how good of a thing is that? The cashflow to artis and AFFO improvement will likely be immaterial from just paying off high debt.

And then its overweight office

Im not sure what manji is doing with this, unless him and Coopa are going to find a buyer for it for $35-40
