I see a wall of mortages in 25 and 26 at sub 2% rates that will be refinanced in the 4 percent range.  Will the rental increases be able to counter that?

 Totally agree...  plus the rental increase will be over 5% in July.   plus unit sales finally seem to be increasing.   40 units already sold after 1st  quarter.    ...more

Only concern I see is rates. Ffo down from rates and payout ratio up. Current mortages only 2.7 years at 2.2% and new renewal was 4.7%.

extremely good earnings. most notable for me was the end of fair market value declines. the south actually saw a melt up which lowered the debt-asset ratio to 57.3% (covenant had 60% limit). the fact ...more
