HR has higher quality properties, positioned for Residential and Industrial. 8 - 10 year WALT (one of the highest WALTs in their sectors) and institutional grade tenants. Strong focus on residential rentals and multi use developments. They also have one of the best investment grade credit ratings of all Canadian REITs.
Artis is turning more into a real estate hedge fund, with focus on Office and Industrial. Management has two completely different styles. Samir is very aggressive and making unconventional moves (not necessarily a bad thing). Artis will likely no longer be a REIT in 2-5 years.
