$1 annual AFFO / 8.50 = 11.7%....they can pay out a 11.7% dividend if they wanted to  What the frig is this dumb market doing to these skunks and other reits

BUYBACKS

Can you imagine if you saw HR buying 200k shares a week at $8, 9....AFFO flow is 11% so that will just keep going up I think they are really scared of a hard landing and flush.

Yes they literally had a full year to try to go a bit "beyond" their targeted asset sales to raise 100m for a NCIB.  All those asset sales just going to debt, doesnt make sense IMO

Agree, totally. They are letting down unit holders. It's puzzling..... zero insider buying. A policy of phantom distributions that are taxed as income and serve only to increase ACB. The wealth ...more

I was watching this consistently hold above 13. Now trading like going to zero.  Historic value destruction in these trd reits especially for this one... virtually little office

8.65x AFFO multiple for high quality portfolio and now 7% yield.   Blackrock or someone should try to buy it out for $14 bucks

not running the ncib is shameful on management part. like artis they have tons of canadian assets that could be sold at good prices in this enviornment. not sure what this team is thinking.
